Are Home Prices Dropping in Tulsa?

• By Sabrina Shaw

Home prices in Tulsa are not crashing.

What we are seeing right now is a stabilizing market.

Over the last few years, areas like Midtown, South Tulsa, Jenks, Broken Arrow, Bixby, and Owasso have experienced strong appreciation and multiple-offer situations.

Today, homes are sitting on the market a little longer, and some sellers are adjusting prices if they started too high. That is not a decline. That is the market returning to normal conditions.

When most buyers ask this question, they really want to know if they can negotiate again. In many Tulsa neighborhoods, yes, you can. Especially in higher price points or luxury homes over $600,000. Entry-level homes that are well priced and updated are still moving quickly. Condition, pricing, and location matter more than ever.

One mistake I see is buyers waiting for a dramatic price drop that may never happen. Sellers sometimes price based on peak 2021 numbers instead of today’s comparable sales. Both strategies can cost you.

If you are relocating to Tulsa or moving up into a larger home, the key is understanding hyperlocal data, not national headlines. Tulsa remains steady and competitive in the right price ranges.

If you want real numbers for your specific Tulsa neighborhood or you are thinking about buying or selling in Midtown, South Tulsa, Jenks, Broken Arrow, Bixby, or Owasso, I would love to help.
