Inside a pond-view luxury home in Bixby, and what “more space” really means for buyers relocating to Tulsa

A Pond-View Luxury Home in Bixby, Oklahoma: What Relocating Buyers Should Know About Space

If you’re thinking about relocating to Tulsa, Oklahoma, and you want space, Bixby belongs on your list. I’m Sabrina Shaw, a Tulsa real estate agent who helps out-of-state buyers find the right home in the right area. I toured a luxury home here with a pond right outside the back door, and it was full of surprises.

Why Buyers Look at Bixby

Bixby is one of the top suburbs in the Tulsa area. It has one of the top school districts in Oklahoma and a lot of new construction.

This neighborhood has lots of a half acre, three-quarters of an acre, one acre, and even more. Homes start a little under $1 million and go up to about $2 million.

A Home Full of Surprises

The first surprise is right inside the front door. You step up into a formal office with ceilings around 25 feet high and two rows of windows.

The living room has a stone fireplace with a hearth that runs under the cabinets on both sides. I had never seen one like it.

Sliding doors open to a wrap-around covered patio with ceiling fans and room for an outdoor kitchen. The pond and evergreens are the view.

A Kitchen That Keeps Going

The kitchen has professional-grade appliances and a pot filler. The oven and microwave are tucked around the corner, so the main kitchen stays clean and open.

Then there’s more. Behind the kitchen is a full scullery with a second sink, a window, lots of storage, and a second refrigerator.

There is no formal dining room. Most of my clients don’t use one anymore, and this dining space fits a very large table.

A Split Plan With a Mother-in-Law Suite

One side of the main floor has a secondary bedroom with its own bath and a zero-entry shower. It sits right off the four-car garage, so it works well for a parent.

The primary suite is on the other side, with a view of the pond and a door to the patio. The bath has a fluted tile wall behind the tub, a walk-in “cave” shower, and a closet that connects to the laundry room.

Upstairs you get a game room and two more bedrooms, each with its own bath.

What “More Space” Means Here

Bigger lots usually mean going a little farther out, and you pay a premium for the land. This home is also on a septic system.

Many buyers tell me they don’t want septic. When you’re on a half acre outside the city, it’s common, and it is no big deal.

This neighborhood has quick access to Highway 75. There is a lot of construction on 75 right now, so commutes may run longer until the work is finished.

The Builders Are Different Here

In the Tulsa area, the luxury space is mostly small builders, not big production builders. That’s why you see so many custom details and so much quality.
