Another family, a surgeon relocating from a major metro, thought they knew exactly where they wanted to be. They ended up building a custom home in Bixby, in a neighborhood that wasn't even on their radar when we started.
A word of caution on builders
If you're considering custom new construction, be careful with online "top builder" lists. Some builders on those lists I would never recommend, and some aren't even in business anymore. Once you pick a builder, you're working with them for 8 to 12 months — alignment matters more than rankings.
It's not just about affordability
Yes, Tulsa costs less. But that's not really why families move here. A $500K, $800K, or $1M+ budget simply gets you a different life here: more space, better design, outdoor living, custom details.
The bigger shift is time. Most of my clients come from 45–60 minute commutes each way. Here, it's 15–30 minutes max. You're home earlier, sitting outside instead of sitting in traffic.
The lifestyle that wins people over
Utica Square is walkable and relaxed — brunch at Wild Fork, dinner at Stonehorse, live music on summer evenings. The Gathering Place is one of the top-ranked parks in the world, and it's completely free. Add the Philbrook Museum, Riverside trails, the Tulsa Botanic Garden, and First Friday art crawls downtown, and you start to see why people call Tulsa a hidden gem.
