Where I’d Move in Tulsa in 2027: 3 Places for 3 Seasons of Life

Thinking about relocating to Tulsa, Oklahoma, but not sure where to land? I’m Sabrina Shaw, a Tulsa relocation agent. I’ve lived here for more than 40 years and have sold homes for over 9.

If I had to start over in 2027, I’d pick one of three places. The right one depends on your season of life. One of them is a spot most relocation buyers skip right past.

Season 1: Little Kids → Stone Canyon in Owasso

Say I’m 25 years younger, with diapers and toddlers. I’d move to Stone Canyon in Owasso, a master-planned community just north of Tulsa. It’s one of the best master-planned communities in the Tulsa area, if not the best.

You drive in and it just feels calm. Kids fish at the pond, and families walk the lake loop and trails every evening. Stone Canyon even has its own elementary school, part of Owasso Public Schools.

You’re about 15–20 minutes from Tulsa International Airport. The Redbud District has a farmers market, local shops and restaurants. Target, Home Depot and the Tulsa Zoo are all close by.

Newer homes in The Bluffs and the estate sections can run $1–1.5 million and up. There are also more affordable entry points across the community.

The honest trade-offs: There’s an HOA, which some people love and some don’t. You’re on the north side, so commutes to Jenks or Bixby take longer. Construction on Highway 169 also makes rush hour tough right now.

Building new? You’re “married” to your builder for 6 months to a year, so who you pick matters. I know which Tulsa builders deliver, and which ones I’d never recommend.

Season 2: School-Age Kids → Jenks

Now the kids have games, practice, recitals and robotics club. Schools matter most, and so does drive time. That’s Jenks.

Niche.com ranks Jenks Public Schools #1 in Oklahoma. The district is strong in academics, athletics and fine arts. Friday Night Lights is a big deal here too.

I’d live near Highway 75 and the Creek Turnpike. From there you can reach Tulsa and the other suburbs in 15–30 minutes. When your kids are in three activities, a 10-minute drive versus an hour changes your whole week.

Jenks Main Street has boutiques, live music and ice cream. You can walk to the Oklahoma Aquarium and the River Walk. Jenks is more established, so expect mature trees and more resale homes, with new construction mostly on the west side.

Watch out: A Jenks address doesn’t always mean Jenks schools. Some popular neighborhoods with a Jenks address are zoned for Bixby schools. Bixby is great too, but if schools are your reason for moving, you need to know this.

Season 3: Empty Nesters → Midtown Tulsa

The kids are grown. This is my season, and I’d move to Midtown. It’s the most walkable part of Tulsa, though you’ll still need a car.

Midtown includes historic neighborhoods like Maple Ridge and Swan Lake, plus Brookside, Cherry Street and Forest Hills. You’ll find bungalows, colonials and grand oil-boom estates. Nothing here is cookie-cutter.

Bike to the river and the Gathering Place, shop Utica Square, or catch a movie on the lawn at Philbrook Museum of Art. Downtown is about 10 minutes away. That puts Drillers baseball and the Performing Arts Center close by.

Know what you’re buying: Many homes are 100 years old or older. That means smaller closets and basements, sometimes with the laundry downstairs. Hire an inspector who specializes in older Midtown homes, and expect the highest price per square foot in Tulsa.

The Biggest Relocation Mistake

The worst mistake is finding a house you love in a place that doesn’t fit your life. The right house matters. The right suburb for your season matters even more.
